Fair housing

VESPER supports and complies with the federal Fair Housing Act and the Equal Opportunity Act, and with Florida fair-housing law. We do not discriminate, and will not assist any party in discriminating, on the basis of race, colour, religion, sex, disability, familial status or national origin. If you believe you have been treated unfairly, you may file a complaint with the U.S. Department of Housing and Urban Development.

Our area guides deliberately describe geography and architecture only. We will not answer questions about the demographic makeup of a neighbourhood — not because we are unhelpful, but because doing so is unlawful steering. We will always point you to objective public sources.

Privacy notice

What we collect. Only what you type into an enquiry form: your name, email, optional phone number, the property you named and your message.

Why. To respond to your enquiry and arrange a viewing. We do not sell personal data, and we do not use it for unrelated marketing without asking you first.

Saved homes. If you save a home, the identifier is stored in your own browser's local storage. It never leaves your device and we cannot see it. Clearing your browser data removes it.

Retention. Enquiry correspondence is kept only as long as needed to serve you and to meet record-keeping obligations that apply to licensed brokerages.

Your rights. Ask us and we will tell you what we hold, correct it, or delete it.

Property information on this site is provided for general reference. It is believed accurate but is not warranted, may change without notice, and must be independently verified — including by survey, inspection and title search — before you rely on it. Measurements and figures marked “on request” are released in writing on enquiry precisely so that nothing unverified is published here.

Nothing on this site constitutes an offer to sell, or a solicitation of an offer to buy, where prior registration or licensing is required and has not been completed. Nothing here is legal, tax or financial advice.

Cost calculator. The cost-of-ownership tool produces illustrative estimates from figures you enter. It is not a quotation, a pre-approval, or advice. Insurance and tax outcomes in Florida vary substantially with county, elevation, flood zone, roof age and construction type. Obtain real quotes before making any decision.

Imagery. Photographs of homes we represent are genuine photographs of those homes. Decorative background imagery and the area-guide photographs are illustrative and do not depict any listed property.
