VESPER exists because the gap between how a home is marketed and how it actually looks has become absurd.
What we do differently
Most listings show you eight photographs, three of them wide-angle enough to bend the walls, and save the rest for the viewing. We publish the entire house — every room, top to bottom, in daylight, in the order you would actually walk it. If a room is small, you will see that it is small before you get in the car.
Our standards
- Real photography only. Every photograph of a home we represent is that home, unedited beyond colour correction. We do not use renderings, virtual staging or AI imagery for any listed property.
- No invented numbers. If a figure is not confirmed in writing, we mark it “on request” rather than estimating it. You will never see a square footage on this site that we cannot evidence.
- The full set, not the highlights. Complete photo tours, including the utility rooms.
- Addresses on request. Exact addresses are released when a viewing is booked, to protect the privacy of people currently living in the home.
- Costs before contract. We publish a full cost-of-ownership model on each listing, including the Florida insurance and tax reality, not just a mortgage figure.
How a purchase runs
- Private viewing. One accompanied showing, scheduled around your availability.
- Offer and negotiation. Direct terms between principals. Financing and title run in parallel, not in sequence.
- Closing. Escrow, inspection and closing coordinated end to end.
- Move-in. Utilities and handover coordinated before you arrive.
